Step-By-Step Expectations When Purchasing a Newly Built Condominium from Builtup Developments
1) Purchasing the home
- Review marketing material (sales brochure, renderings, visit website, visit future site of construction)
- Research the vendor/builder
- Work with a real estate agent or directly with the vendor
- Review the Agreement of Purchase & Sale (APS) and condo documentation with your lawyer*
- Sign the APS and provide deposit
- 10-day cooling off period begins to rescind or cancel for any reason. During this time you may be required to provide the vendor with proof of financing or ability to close.
- Register your APS with Tarion
2) Once the home has been purchased and before occupancy/closing
- Obtain pre-approval for the mortgage
- Select finishes and/or upgrades
- Continual communication with the builder regarding any updates or concerns (eg. With pre-construction condominiums, the home may be delayed one or more times. These delays will be communicated in accordance with the Addendum included in the APS)
- Prepare to obtain insurance and set up the utility accounts (must be set up as of Occupancy and/or Closing Date)
3) Moving in to the home
- Look over the Welcome Handbook provided to prepare for the Pre-Delivery Inspection
- Conduct Pre-Delivery Inspection: just before your occupancy / closing date, you and the builder will do a walk through of your unit to learn about how the systems in your unit work and to identify and record any items that are damaged / incomplete / missing
- On the Occupancy Date / Closing Date, have your lawyer provide the builder’s lawyer with required paperwork
- Key Pick Up: Once the builder’s lawyer receives the required paperwork, the keys can be picked up at the builder’s office Monday to Friday, 9am to 4pm
4) Once in the home
- Sign up for My Home on the Tarion website
- Complete and send any appliance warranty cards
- Visit canadapost.ca to request the mail key
- Be sure to utilize the parking spot(s) assigned to you
- Place garbage/recycling in the appropriate molok receptacles
- Follow all Condo Corporation rules and regulations
- Refer to the Welcome Handbook for FAQ’s and important information about the unit (including the Property Management contact information)
5) How and when to complete the Tarion Warranty Forms
- Begin completing the Initial Tarion Warranty Form in the My Home account (this will be automatically submitted 41 days after Occupancy/Closing)
- After 42 days of Occupancy, the purchaser can begin completing the Mid-Year Form in their My Home account (this will be automatically submitted on day 183)
- During the last 30 days of the first year of possession, a Year-End Form can be submitted to Tarion through the My Home account for items covered by the one-year warranty
- The Second Year Form can be submitted through the My Home account at any time during the second year of possession for any items that are covered under the two-year warranty
- Major Structural Defect Form is used to report any items that are covered under the seven-year major structural defect warranty and can be submitted through the My Home account any time after the second year of possession and no later than seven years from the date of possession
